Pike County PA - Located in the heart of the beautiful tri-state area of Pennsylvania, New York and New Jersey. It is all about the Quality of Life, Character and Charm! While many come for the first time on vacation, so many decide they want to either stay forever or at least have a second home. Whether it is Milford, Matamoras, Shohola, Dingmans Ferry or Lords Valley, there are so many reasons why people are drawn to this quaint area we call home. Milford is the county seat and is charming and full of character. It has been a residential and vacation oriented community for over a century. It has many Victorian style homes and is known for our art galleries, craft and antique stores. Residents can enjoy a peaceful small-town ambience but also have access to New York City which is in commuting distance only 70 miles away. Of course, Pike Countys proximity to major metropolitan areas makes it the perfect destination. It's natural beauty, history, charm and amenities have beckoned travelers from around the world. Many people flock here to reconnect with Nature! Fishing, hunting, hiking, boating, kayaking, canoeing, biking, skiing, snowboarding - a variety of four-season activities. The landscape could not be more beautiful. We are surrounded by mountains, lakes, rivers, streams, and beautiful countryside. The views are forever. Gifford Pinchot, as the founder of modern conservation and longtime resident, assisted in giving us what is considered some of the largest protected forest in the United States. The tree cover of Maples, Oaks, and Pines gives one the feeling of tranquility. One third of Pike County is Federal and State Lands with a variety of endless waterfalls throughout. Then there are the lakes - Lake Wallenpaupack in Hawley, PA covers 5,700 acres, is 13 miles long, and has 52 miles of shore line. Twin Lakes is a pristine 400 acre natural glacier lake. And let's not forget what some have referred to as the most beautiful river in the United States, the Delaware River. Contact me with confidence! I guarantee your privacy will be respected. About Appraisals >Fair Market Value
What is the best price for a piece of real estate? Mortgage lenders, appraisers, and real estate brokers use what is called the "fair market value" (FMV). FMV has been defined as "the price that a buyer is willing to pay and the seller is willing to accept, when both parties are knowledgeable about the property and neither is under any time pressure to buy or sell". Sounds great, but how is this price determined?
The starting point for determining a fair price may be an opinion of the value or "comparative market analysis". Such an analysis uses information on similar properties which are: 1) currently for sale, 2) already sold, or 3) expired properties (those which did not sell). Local, national and international trends and market conditions must also be evaluated.
By comparing similar properties in each of the three categories and the market conditions, appraisers, lenders and agents come very close to the maximum price that buyers would be willing to pay for a house.
